New Official Community Plan (OCP)
The District of Sechelt adopted its new Official Community Plan on July 20, 2011, following more than two years of review and discussion with Council and community residents. The new OCP replaces the previous plan adopted in 1995.
The OCP provides an overall framework guide to future development and well-being of the District. The OCP incorporates the guiding principles of the
Vision Plan, and contains detailed policies and objectives regarding future land use, environmental protection, housing, economic development, transportation and infrastructure, parks and open spaces, heritage and community services.
The Official Community Plan will be guiding Council's decisions. The OCP's future land use designations do not directly apply to property owners. Current land use is regulated under the zoning bylaw. In the near future, the District will be update the Zoning Bylaw, Subdivision Bylaw and other bylaws to reflect any new policies from the Official Community Plan.
Development Permit requirements for environmentally sensitive or hazardous areas apply to certain locations in the District. Furthermore, Development Permit requirements apply to the form and character of commercial, industrial or multi-family developments.
